The scheme
212–214 High Holborn sits within the Bloomsbury Conservation Area and was designated a Grade II listed building in 1974. The building comprises lower ground, ground and four upper floors, with a heavily altered two-storey extension to the rear.
A recent application had consented change of use to a mix of Class A1 shops and Class B1 offices, with demolition and rebuild of the rear extension and the pitched roof above the main high street façade. Following a lack of market interest and viability, the owners sought instead to bring the building into use as a hotel with publicly accessible food and beverage areas and co-working space.
The proposal delivers circa 80 bedrooms of mixed proportions, complemented by public and front-of-house areas. A heritage-led approach to refurbishing the listed fabric was adopted from the outset, developed through pre-application consultation with the London Borough of Camden.
